Templates are what make your site look the way it looks, extensions are what make your site function the way you want.
A template is 'nothing more' than a 'skin', like a paint job or the trim on a car.
For both sites, you will need some components to get the functionality you want.
The extension at 'open-realty.org' would be one option though there are many to choose from on the JED at joomla.org, <!-- m --><a class="postlink" href="

VM might be a good candidate for the content of the second site if used as a 'catalog' and not a 'cart'
(Though there are several other options if you don't actually need all the cart features, a simple Section / Category type setup may be easier to maintain vs. the learning curve of VM)
You could incorporate either of these features in any one of the templates that RT has.
Again, decide on a template, which controls the way the site looks, then choose the proper extensions to get the sites to function as you like.
