Help me to choose my first template, plz!

Hi, my name is Agustin and I am new to the Joomla Template Club, and I have just made a videotutorial and a little joomla training in my city, and before I start with my project I will gladly take some advice from you people.
I must create a site for a little but ever growing turistic village, so my site will be a mix between a city portal / news portal and a social portal with this specifications in mind.
1) Layout , white background with an image rotator in the upper position, later, a side navigation menu, a cented article or news rotator, and side banners for comercial adds maybe in flash or image links.
2) I need this extensions, Joomfish, Social Joomla, Ninja Board and Jcomments.
I have in mind , Panacea or Affinity being Gantry a plus in Panacea and I have also considered Syndicate that I think have all of the above, but its the less appealing in graphics terms for my project, the really one that I liked a lot since ever is Kinetic.
What do you, think which is the recommended template for starting my project?
My computer knowledge is good for html, and basic for Joomla, I need a clear , readable, template being not too much complicated to add a forum, social network, some bilingual parts and with adds/banners and the capability to show news from the pages in the cover page.
Txs a lot for the help surely will help me a lot the fact that I start with the right template.

I would use Panacea or Hybrid
