I used Style 15 of Versatility III as the design basis for this fully-featured real estate investing website (specializing in a short sales, a relatively new real estate investing tactic designed to save homeowners from foreclosure!)
Contains a paid-membership area which integrates 1ShoppingCart, aMember, and Joomla! Tons of extensions and little dev. customizations went into this site.
